Here are some of the responsibilities and tasks we will provide for you:

  1. We oversee the collection, recording and depositing of rents. We immediately deal with any delinquencies, post pay/quit notices, enforce late fees and prepare annual rent increases. Our portal system allows tenants access to their ledger and balances.
  2. We begin with an initial evaluation of your property by performing a detailed market data analysis of market rents in the area to determine the most accurate target rental rates. We may advise on any repairs and corrective improvements to maximize your return on investment.
  3. Our substantial network of preferred vendors ensures you receive the most competitive and trustworthy pricing for any work. All our vendors are licensed and insured.
  4. We conduct frequent and detailed property inspections both interior and exterior, including photographs, looking for any repairs needed, safety hazards, code violations, lease violations, etc.
  5. We handle all tenant requests submitted through our online portal, email, and phone calls. We encourage the use of the online portal system, which enables 24/7 access to view any submitted requests and their status.
  6. We regularly recommend seasonal services such as gutter cleaning, HVAC inspections, roof checks, tree trimming and winter/spring cleaning. We coordinate with our network of preferred vendors and contractors if any repair work is needed.
  7. After a tenant vacates, we handle all inspections and maintenance necessary to turnover the unit. Any damage beyond normal wear and tear is documented and charged to the tenant. We return the balance of their security deposit with a copy of estimated damages.
  8. We provide and oversee renovation/rehab projects large and small. We prepare preliminary cost budgets, get multiple independent bids for work and recommend how the project can maximize income returns. For projects beyond typical repair/replacement (e.g. bathroom or kitchen renovations, structural work, etc.), an oversight fee may apply.
  9. We create a personalized and refined advertising campaign with high-quality photographs and edits, floorplans and description emphasizing the property’s amenities and features. These advertisements are published on our website and major public listing websites, such as Zillow, Trulia, Hotpads, Cozy, Realtor.com, Doorsteps, Westside Rentals, Apartments.com, and more.
  10. Screening interested tenants by running their credit histories, criminal background checks, verifying renter and employment references, and consulting previous landlord references, assuring the most qualified tenants.
  11. Preparing budgets and month-end reports including Cash Flow, Detailed Operating Statements, Bank Reconciliations and year-end reports for accountants. Sending monthly distributions to owners with status report updates. Handling payments of all property related bills and expenses in-house.
